The VAMA Board and Committees are the driving force of our organization, and fulfilling our mission relies heavily on these dedicated individuals. We thank them for their time and service. 
VAMA's Manager of Government Affairs, Tommy Herbert, overviews what to expect of the 2022 General Assembly Session and initiatives that VAMA will be working on throughout the next few months. 
  
The Blue Ridge chapter of the Virginia Apartment Management Association hosted their annual Prestige Awards on the evening of December 16th. These awards recognize excellence in the field of property management. Each year, groups of impartial judges tour the area communities and interview team members, and have recognized the following apartment communities and staff as leaders in the field of property management. 
Zumper’s annual State of the American Renter report combines the platform’s proprietary pricing data with a survey of renters across the country. The result is an in-depth look back at a wildly unpredictable 2021, plus a few predictions for 2022. Zumper CEO Anthemos Georgiades explains: “2021 was the most unpredictable year for the real estate industry in modern history. After 12 months of skyrocketing rent, the most recent data show rent growth slowing down, which could foreshadow a less volatile 2022.”

Development News
The Breeden Company has begun leasing Berkmar Landing, a 261-unit luxury apartment community behind Hollymead Town Center. Berkmar Landing offers 1-, 2- and 3-bedroom apartments with rents starting at $1465/month. 
The 248-unit community, built in 2020, is American Landmark's first acquisition in Virginia since 2016. 
The vacant Sears store at Southpark Mall in Colonial Heights will be demolished to make way for two apartment buildings. The 4-story buildings will hold 280 units total, and become the latest mixed-use project in the area. 
CoStar Group is building a $460 million corporate campus in downtown Richmond, creating 2,000 jobs. 
The plans and renderings were submitted last month for a 66,000 square-foot building that will house 63 units. The community will replace a parking lot at the corner of Leigh and 2nd Street. 
The community, located near Woods Corner, is made up of 200 units in 10 buildings.
