Changes to BOMA BEST Questionnaires Coming March 1, 2021

The BOMA BEST Technical Committee has been hard at work completing Technical Clarification Requests (TCRs). The following TCRs will go into effect on March 1, 2021 for all applicable building types (see each TCR Resolution Summary for details).

Every building verified after this date is expected to meet the new requirements if seeking points on these questions. 

TCR 32 – Radon assessment and mitigation: Several modifications and specifications have been made to the question and explanation language for questions 05.02.01 (assessment) and 05.03.01 (mitigation). Download the TCR 32 Resolution Summary.

• TCR 33 – Procurement program for retailers: Scoring for this question has been modified to reflect the importance of tenant and property manager collaboration for the successful implementation of environmental procurement programs throughout a building. Download the TCR 33 Resolution Summary.

• TCR 34 – Bicycle parking: Instructions have been clarified to ensure consistent expectations, namely regarding the need for covered bicycle parking facilities. Download the TCR 34 Resolution Summary.

• TCR 35 – BEST Practice 11: Green Cleaning Program: Language used throughout the question and across all property types has been streamlined for clarity and to ensure consistent expectations – namely that a minimum of 50% of all cleaning products must be certified by one of the listed third-party organizations. • TCR 36 – Cleaning products and equipment: Following the revisions made to BEST Practice 11 – Green Cleaning Program in TCR 35, amendments have been made to three questions to streamline expectations. Download the TCR 36 Resolution Summary.

• TCR 37 – MERV Filters: Language surrounding MERV filter use and replacement has been further refined, namely clarifying how to demonstrate compliance. Download the TCR 37 Resolution Summary.

• TCR 38 – Environmentally friendly pest control measures: Clarity has been provided to define what BOMA BEST accepts as an “environmentally friendly pesticide, fertilizer and herbicide”. Download the TCR 38 Resolution Summary.

• TCR 39 – Operation manulas & Standard Operating Procedures: Clarity has been provided to define what BOMA BEST expects building managers and third-party contractors to provide to demonstrate compliance. Download the TCR 39 Resolution Summary.

• TCR 40 – Carbon offsets: Along with Renewable Energy Certificates (REC), eligible carbon offsets can now be recognized. Download the TCR 40 Resolution Summary.

• TCR 41 – Safety Data Sheets in BEST Practice 10(A): Effective immediately. As a results of updated federal regulations, Safety Data Sheets (SDS) no longer need to be updated every three years as part of this BEST Practice. Instead, building managers must now demonstrate that there is a proactive process in place to ensure SDSs are up to date. Download the TCR 41 Resolution Summary.
