The results are in! Wondering how your community stacks up to others throughout Virginia in terms of rent payments received in the time of COVID? VAMA conducted a survey among members to see how the pandemic impacted May's rent, and we received over 100 responses. 
Listen to Patrick McCloud, VAMA's CEO, educate the public on what leasing offices are experiencing in terms of rent collection this month, as well as what residents should do if they are experiencing financial hardship. 
HB340 allows for a stay of evictions and foreclosures in cases where the indvidual is unable to meet financial obligations due to the COVID-19 declared state of emergency. Read on for the full analysis. 
VAMA has released a set of letters for member use in two situations:
1) There has been a confirmed positive case in a resident at your community
2) There has been a confirmed positive case in one of your community's employees. 
 
Both letters have been reviewed by counsel and are available for download. We encourage you to review them with your own counsel prior to use.

NAA President and CEO, Bob Pinnegar, writes about the ripple effect of unpaid rent. Many outside our industry have misguided ideas about rent income going directly to property owners, without thought for the expenses related to maintining and updating the property. However, canceling rent for all would create negative economic impacts for all in the long run. 
Employment service site Zippia studied the country's 99 largest cities, and ranked them from best to worst for quarantining. Rankings were based on apartment size, internet speed, takeout options and available green space. Other Virginia cities on the list include: Chesapeake (#18), Richmond (#48) and Norfolk (#76).

On May 29th, Rich will educate members on "How 'Reopening the Economy' Impacts the Multifamily Industry," alongside The Apartment Doctor, Doug Chasick. Then, Rich will share strategies for growing your net operating income of multifamily assets when no one wants to pay rent, in his session titled "Finding NOI Amid a Pandemic" on June 5th.

South Falls Tower, a 14-story luxury apartment building, is set to open in the Manchester neighborhood of Richmond in late 2020.
Construction on the new $70M property in the Fort Norfolk area began in late April. The 5-story building will include 258 units, which are projected to be ready for leasing in winter of 2022.
A NYC-based firm is breaking ground this spring on a 6-story, 53-unit community in downtown Richmond. The apartments are expected to be move-in ready sometime in 2021.
Sixteen apartment units are being leased in the new mixed-use complex in the Forest Hill neighborhood. The units are situated above The Veil Brewing Co. and four other commercial tenants. 
West End Flats in Roanoke, a 24-unit apartment community which includes A Few Old Goats Microbrewery, sold in April for $2.3 million. 
Falcon Point Apartments, a 64-unit community in Virginia Beach, sold for $6.575M.
