With the federal government currently in shutdown, housing providers are reminded of the protections afforded under Virginia law to furloughed federal employees and contractors. While Virginia law does not prohibit landlords from filing non-payment of rent cases against affected individuals, it does authorize a continuance in such cases under specific conditions.

The Hampton Roads chapter of VAMA recently hosted a Stock the Shelves initiative, where member communities donated more than 2,100 essential items to support Samaritan House in assisting those in need across Hampton Roads. Samaritan House provides emergency housing and essential support to individuals and families affected by domestic violence, sexual assault, human trafficking, and homelessness. Their mission is to break the cycle of violence and homelessness by offering shelter, counseling, advocacy, and access to vital resources.

Construction has begun on a seven-story, 199-unit apartment community at 2005 Jefferson Park Avenue in Charlottesville, set to house 386 University of Virginia students. The $63 million, 240,000-square-foot development is scheduled to open by summer 2027.

A $26 million renovation is underway at MacDonald Manor, a 152-unit affordable housing community in Chesapeake. The two-story, six-building property at 1331 MacDonald Road offers one-, two-, and three-bedroom apartments for families and will receive extensive upgrades through a $55 million acquisition and rehabilitation effort in partnership with the Chesapeake Redevelopment and Housing Authority, Virginia Housing, and Hudson Housing Capital. The project will preserve affordability while improving the quality and stability of housing for local residents.

A 119-year-old Norfolk landmark, Pelham Place, is getting a major upgrade while preserving its Tudor Revival charm. New owner Lightwell Development plans to restore the 74-unit historic complex with modern kitchens, central air, and in-unit laundry while converting some layouts to add more bedrooms and new apartments. Renovations are expected to finish by next summer.

Portsmouth City Council has approved plans for Victory Crossing Apartments, a 144-unit market-rate community to be built at 4054 Victory Blvd, near Rivers Casino. The development will include two four-story buildings with a clubhouse, fitness center, computer lab, and green space, offering one-, two-, and three-bedroom apartments priced from about $1,475 to $2,800 per month. The project aims to support the city’s growing entertainment district while generating construction jobs and long-term tax revenue.
