Most installations of sprayfoam insulation, when properly installed, act as an air barrier. When you use it instead of the fluffy stuff (fiberglass, cellulose, cotton), a house will be more airtight. That's good. When a house is airtight, the nasties in the indoor air tend to stick around. Volatile organic compounds (VOCs), water vapor, odors, radon, and other stuff you don't want to immerse yourself in make the home's indoor air quality worse. How do you solve this problem? Mechanical ventilation. Well, source reduction and separation would come first, but airtight homes need mechanical ventilation.

So what does "net zero" mean anyway? And what is the difference from a "zero energy house"? A zero energy house is "off grid" and makes all the energy it needs on site using renewables. This is not easy to do and typically involves an ultra efficient house and energy storage. Good luck. Having said that, I like the ultra efficient part. I can’t help it. Engineers worship efficiency. The storage part worries me.
