Sacramento Kings and JMA Ventures Hire Swinerton Builders to Provide Pre-Construction Services for Mixed-Use Project

In January, the Sacramento Kings and JMA Ventures announced that Swinerton Builders, a member of multiple AGC chapters, will provide pre-construction services for the mixed-use project adjacent to the Entertainment and Sports Center (ESC). The over $200 million mixed-use project includes retail and restaurants along the plaza and a proposed 16-story tower that will include a public lobby, retail and office space, 250 hotel rooms and residences at the top of the tower.

"We're proud to welcome another great partner into this incredible project," said Kings President Chris Granger. "Swinerton's impressive industry track record and deep Sacramento roots are great news for both the Kings and community."

Established in 1888, Swinerton Builders is a 100 percent employee-owned company focused on commercial construction and construction management services. They have 225 professional and craft employees based in Sacramento. In 2014, ENR California ranked Swinerton No. 1 for general contracting, overall general builder, green builder, power contractor and hospitality builder. Local projects include the UC Davis Medical Center, CalSTRS Headquarters, Cache Creek Casino Resort, Jackson Rancheria, Natomas Gateway Tower, Intel, Embassy Suites, SMUD Solar and the Meridian Plaza.

"We’re excited to partner with a company that has infused so much life into the Sacramento region and to bring to fruition a project that will forever change the landscape of downtown," said JMA Ventures President Todd Chapman.

"Swinerton is proud to partner with the Sacramento Kings on this exciting project and looks forward to working together to make it a reality," said Swinerton Executive Eric Foster. "Our Sacramento office, which has been building locally for more than 45 years, is especially thrilled to be a part of this transformational downtown project."

A 2014 third-party analysis estimated that the combined economic impact of the downtown arena and surrounding development will generate 4,000 permanent jobs and $11.5 billion in economic activity for the Sacramento region over the expected 35-year lifespan of the arena and surrounding development. The ESC will also help attract 1.6 million new visitors to downtown Sacramento each year, which is expected to help generate more than $8.5 million in sales tax and approximately $867,000 in transient occupancy taxes each year.

The Sacramento Kings purchased Downtown Plaza in January of 2014 from JMA, a full-service real estate investment and development firm based in San Francisco. A leader in developing and redeveloping large-scale lifestyle properties, JMA is the master developer of the mixed-use project in a joint venture partnership with the Kings and continues to manage day-to-day mall operations. JMA and the Kings expect to break ground on the tower and the ancillary development in spring 2015 and complete the project by fall 2016, in time for the scheduled arena opening.
