NAHMA is retiring SHCM Newsbriefs and NAHP Update and launching a new e-newsletter, On-Site Insights, beginning in 2024.

The new publication will combine the best of SHCM Newsbriefs and NAHP Update into one useful tool all personnel can refer to throughout the year. 

It will feature articles relevant to all NAHMA credential and certification holders focusing on on-site operations. On-Sight Insights will also contain an In Brief section to provide the latest news and updates concerning the affordable housing industry. Finally, it will profile a NAHMA certificate or credential holder in each issue.

On-Site Insights features a fresh design delivered in an electronic magazine format and will arrive in your email inbox four times a year.

The 2024 NAHMA Drug-Free Kids Calendar makes great gifts or fun resident and staff giveaways. Avoid shipping delays by downloading the order form and sending it in today. The calendars cost $5.50 each, which is a Department of Housing and Urban Development and U.S. Department of Agriculture allowable project expense. There is a small shipping and handling fee for each calendar.

The calendars feature original artwork by children, seniors, and adults with special needs living in affordable multifamily housing. The underlying message for the annual calendar contest is always a drug-free theme. Still, the association wanted to open the door for more avenues of expression, so a subtheme was incorporated into the poster contest. This year’s subtheme is People Helping People: Promote Acts of Kindness.

 

 

  NELLSManager
   

NAHMA announces the addition of NELLSManager to the NAHMA Emerging Leaders Learning Series (NELLS) course family. NELLSManager will focus on topics relevant to first-line professionals, including property managers, leasing managers, maintenance managers, and compliance specialists. Space is limited, so register today for NELLSManager through the NAHMA Online Store at nahma.org.

NELLSManager is an entirely virtual program that combines small group learning with one-to-one coaching beginning Feb. 8, 2024. The program is limited to 15 participants, and the registration deadline is Jan. 9, 2024.

NELLSManager covers Developing a Manager Mindset, Personal Management Style, Difficult Conversations and Delivering Feedback, Setting Priorities, Strategic Communication, Managing Change, and Resource Management.

The orientation and first session take place Thursday, Feb. 8, from 2:00 to 4:00 p.m. Eastern. Session two takes place Thursday, Feb. 29, from 2:00 to 3:30 p.m. Eastern, and the final session is Thursday, March 21, from 2:00 to 3:30 p.m. Eastern. Two 60-minute one-to-one coaching sessions will be scheduled individually with participants.

Additionally, participants completing the program will be eligible for a free two-year associate membership with NAHMA.

The two national associations sponsoring the Specialist in Housing Credit Management (SHCM) certification program invite your company to become a Specialist in Housing Credit Management Company, a corporate designation explicitly created to honor management companies that successfully maintain a significant portion of their properties and staff to the high standards of the SHCM certification program.

The SHCM program, developed especially for management companies involved with properties developed and operated under the Low-Income Tax Credit (LIHTC) program, is sponsored by the National Affordable Housing Management Association (NAHMA) and the National Apartment Association Education Institute (NAAEI).

Earning the SHCM Company designation publicly demonstrates that the company is among the finest managers of LIHTC housing in the industry.

HUD-Related Activities
In November, the Department of Housing and Urban Development (HUD) and the Biden administration announced the release of a guidebook that will help communities and housing providers identify federal resources to finance the conversion of commercial properties to residential uses and mixed-use development.
The Office of Asset Management and Portfolio Oversight published a memo on Oct. 20 that takes the place of prior guidance regarding remote Management and Occupancy Reviews (MORs) conducted by Performance-Based Contract Administrators (PBCAs) during the COVID-19 pandemic and reinstitutes the practice of on-site MORs. This updated guidance is effective with MORs scheduled on or after Jan. 1, 2024.
Rural Development-Related Activities
The Rural Housing Service Office of Multifamily Housing (MFH) published a proposed rule on Oct. 25 to update current regulations for MFH insurance coverage and deductible requirements. The MFH insurance coverage and deductible requirements were established in 2004. Updating insurance coverage and deductible requirements will align Rural Development MFH insurance coverages and deductible limits with current affordable housing industry standards.
