Wade Lange recently went on one of those rare business trips that could deliver benefits for Portland long after his return.

Lange, general manager for American Assets Trust, hit the Green Property Summit in New Zealand in March. He did so at organizers' request to talk about the Lloyd EcoDistrict, of which he's the president.

The Property Council of New Zealand, as it turns out, wants to learn more about the city's full-district development philosophy. And Lange, who's also on the area's Building Owners and Management Association's International Executive Committee, was more than eager to share.

We caught up with Lange for an email interview earlier today.

What's an Escalation? What type of lease(s) am I managing, and how are escalations calculated? Depending on the part of the country, you may have heard of escalation referred to as gross-up, adjusting expenses, extrapolating costs or additional rent.

No matter what you call it, it's important for property managers and brokers to understand escalation theory and calculation practices:

Oregon building owners at the forefront of energy efficiency adopted early T8 lighting technology in the 1980s and '90s, which served you well and saved you money as promised. But time and technology have moved forward, and T8 lighting performance has come a long way since then. The latest generation T8 lamps and fixtures are better than ever and can reduce lighting costs by as much as 30 percent over those first-generation T8 upgrades. New T8s offer significant performance improvements, including higher light output, improved color rendering, longer life and reduced wattage.

Energy Trust of Oregon is working with lighting manufacturers on special pricing, available this year, for T8 high-performance lens retrofit kits. This limited time offer, plus the standard $42 per fixture Energy Trust incentive, significantly reduces the payback for these T8 retrofit projects.
