December: Roofing Restoration

Why replace your roof when you can restore it?

Does your roof system look like it's nearing the end of its life? Funding for a new roof may not be in the capital budget; however, a roof restoration is an excellent alternative for building owners to use their maintenance allowance to significantly extend the life of their roof by 10-30 years. When restoring the existing membrane, for example, a built-up roof restoration can improve the warranty by 10 years, a metal coating by 12 years, and a fully reinforced liquid restoration by 20-30 years.

When choosing these methods, not only do the costly insulating components remain in place, disruption to the building operation is dramatically reduced, and there is a significant reduction in landfill waste. Some roofs can go beyond repair and may no longer be restorable; this depends on the condition, which requires regular assessment. Diagnostics such as thermal scans are recommended annually, and visual inspections after a heavy storm; these best practices will potentially increase the longevity and provide foresight into the most effective solution before its inception.
