Long-term roof protection: Maximize roof, delay roof replacement

"An ounce of prevention is worth a pound of cure?"

The fact is, more than 80 per cent of commercial roofs are replaced too soon, due in part to a failure to follow a regular maintenance schedule. The good news is, a proactively maintained roof has the potential to outlast its warranty. According to Roofing Contractor Magazine, a roofing system with proactive maintenance can have an average roof life of 21 years compared to 13 years with a reactive maintenance program, depending on the roofing system and building type. Small roofing problems like leaks and debris can snowball into large, expensive issues. Keeping your roof in good shape can help lower your total roofing costs by significantly extending the roof’s service life.

Maintenance tips:

  • Clear gutters and drains
  • Remove organic debris and moss
  • Replace caulking along metal flashing where deteriorating
  • Trim back troublesome trees and branches
