Since their conception in 2008, Airbnb has risen up the ranks of the hospitality industry to provide easy accommodations to travelers across the world. However, is the process too easy to abuse? While I’ve personally had a positive experience as a guest, countless landlords across the US are developing the opposite impression after discovering their residents illegally subleasing.

The problem has grown nationwide as these tenants’ subleasing has begun to affect the rental housing industry. Even college students are renting out their spare dorm beds on Airbnb, sneaking their guests past campus security and their ever-watchful resident advisors.

Rehabilitation of multifamily properties has always been a difficult decision for the owner, and to make green upgrades is a tougher call because of the reputation of green upgrades being costly. The upfront cost, hassle of managing the rehab, issue of split incentive i.e. owner pays for the upgrades while the tenants receive the benefits, often leads owners to not even consider a rehab, let alone green upgrades.

The flood of new apartments will put upward pressure on vacancy rates in the next two years, but the multifamily market should stay strong, according to a new Freddie Mac forecast.

More than 300,000 multifamily units were built and entered the market in 2015 — the most since 1989.

In the years since Santa Fe began requiring rental housing developers to make 15 percent of units in any new development priced at an affordable level instead of the market rate, only one multifamily housing development has been built: the San Isidro Apartments near Cerrillos Road and Zafarano Drive.

So Santa Fe City Council has voted to change the definition of "extreme hardship" and amend the requirements for rental units to allow developers to pay a fee-in-lieu of building those affordable units. The hope is that by loosening these requirements, Santa Fe will see more rentals built and the basic economics of supply and demand will take over to rein in runaway rental prices in Santa Fe and make it possible for more of the city’s workforce to afford living here.

The Housing Trust is poised to develop a bright, contemporary-design apartment complex with a strong wellness component at Las Soleras. The project named Soleras Station will offer housing for a range of residents, including disabled persons, the previously homeless, and those with limited income; it will serve households earning from 30 percent to 80 percent of median income. The Housing Trust has partnered with the city of Santa Fe, Pulte Homes, and the architecture firm Dekker/Perich/Sabatini on what is planned as a pilot program for certification through International WELL Building Inc.

At long last, we are inside 2016; the year where major change is guaranteed in at least one of our branches of government and where there is potential for change in one of the others. The Obama Administration comes to end at the close of this year. Whether the new occupant at 1600 Pennsylvania Avenue is of the same or opposite party, there will be a new voice at the bully pulpit, a new approach to leading the nation and, indeed, the world. In the Congress, the House of Representatives will stay in the same party’s hands – barring something crazy happening elsewhere in the political machine – while the Senate is once again up for grabs. Senate Republicans will struggle and strive to maintain their slim majority while House Republicans will attempt to preserve the scale of theirs. Of course, that is 10 months from now and we have miles to go before we sleep (or pass out from campaign fatigue)

A trip to the movies inspired a state senator to try and update New Mexico’s indoor smoking ban to include e-cigarettes.

Sen. Joseph Cervantes, D-Las Cruces, says he noticed people smoking in the theater and realized that it remained legal under state law. Currently, smoking is not allowed inside most buildings in the state to protect the public from second-hand smoke.
