Last week marked an exhilarating milestone as the AAHOA team concluded the 2023 Regional Conference & Trade Show season. On Tuesday, November 7, AAHOA hosted the North Central Regional in Cincinnati, OH, followed by the Central Midwest Regional in Oklahoma City, OK, on Thursday, November 9. These events served as a culmination of the association’s regional activities and continued the remarkable momentum that has been building throughout this year.
 
The North Central Regional and the Central Midwest Regional events were nothing short of spectacular. They provided exceptional networking opportunities, esteemed guest speakers, dynamic trade shows, and top-tier education sessions. Thank you to North Central Regional Director Bhavesh N. Patel and Central Midwest Regional Director Arti Patel for their tireless efforts in elevating the industry, empowering members, and inspiring them to take their businesses to the next level through regional events.

As Southwest Florida’s tourism industry looks to rebound after the destruction from Hurricane Ian, a group of local hotel owners say they need help from their insurance companies to rebuild.
 
“People forget after about a year. And that’s what’s happening,” said Bharat Patel, Chairman of the Asian American Hotel Owners Association.
 
A recent report shows the hotel industry brings in $34 billion a year.

 “Some hotels are waiting on the insurance payout, so they say they’re just gonna shut their doors and wait for the payout. But that could take a year or two.”
 
This past summer, a report from Lee County showed the majority of hotel rooms on the barrier islands were yet to open.

According to a study from Oxford Economics, commissioned by AAHOA, Florida hotels bring in nearly $34 billion in economic impact to the state.
 
The report also found bed taxes collected in Florida generate more than $9 billion in revenue.
“My message to southwest Florida is that area is in danger of losing its brand as a great place to live, work and play,” Patel said. “That’s gonna change really quickly if we can’t get this insurance mess fixed. Who wants to do business in an area where your business can be wiped out and there’s no recovery.”

On Tuesday, Texas voters overwhelmingly approved Proposition 4, a Texas constitutional amendment that is the capstone of this year’s efforts to reduce property taxes. Proposition 4 passed by receiving more than 83% of the vote, sending a clear message to legislators regarding the importance of reducing property taxes.
 
AAHOA (Asian American Hotel Owners Association) and the Texas Hotel & Lodging Association (THLA) worked in conjunction during the regular and special legislative sessions to ensure Texas property tax relief would include commercial hotel properties. This past March, AAHOA Past Chairman (2022-23) Nishant (Neal) Patel testified before a legislative committee during the regular legislative session, highlighting the significant amount of property taxes hotels pay every year, and emphasizing the need to reform how commercial properties are valued.
 
“Although Texas is often recognized as a low-tax state, primarily due to the absence of a state income tax, property owners in the state contend with some of the highest property tax bills in the nation,” said AAHOA President & CEO Laura Lee Blake. “AAHOA and THLA will continue to advocate on behalf of hotel owners in the state of Texas, ensuring the viability of their businesses and a reduction in unnecessary and exorbitant property taxes.”
 
According to THLA General Counsel Justin Bragiel, this is the most significant property tax reform the State of Texas has ever passed. These tax reforms will save Texas property owners, including hoteliers, billions of dollars over the coming years.
 
“As entrepreneurs and landowners, the burden of high property taxes is a significant challenge that is prevalent across the United States,” said AAHOA Chairman Bharat Patel. “It's crucial for states and legislators to revisit these tax policies to protect small businesses, as a fair and balanced approach is essential to ensure the sustained growth and job creation that our communities need. We applaud Texas voters for overwhelmingly passing Proposition 4.”

Here is a summary of property tax reform to be enacted this year with the passage of
Proposition 4:
● The appropriation of $12.6 billion in state money for public education, which reduces
the amount of local property taxes needed to fund public education.
● Increasing the exemption for the Texas franchise tax from $1.24 million to $2.47 million,
providing Texas businesses a much-needed tax break.
● Capping appraisal values on commercial properties valued at $5 million or less.
● Requiring the direct election of county appraisal district officials, which will provide
more accountability to taxpayers.
● Increasing the residential homestead exemption from $40,000 to $100,000.

Truist Securities reports ”Overall U.S. RevPAR was +4.9% y/y for the week ending 10/28/2023, per STR, above the prior week's result of -2.1%, and above the trailing 10-week average of +2.3%. Versus 2019, RevPAR was +23.1%, above the prior week’s result of -1.6%, and above the trailing 10-week average of +15.0%.  Last week's results likely benefited from some Group business that was pushed out of the prior week due to a Halloween timing shift (10/31: Tuesday in 2023, Monday in 2022). This pick-up was evident last week in Group RevPAR up 13.3% y/y with Group occupancy up 7.2% y/y.”
