Get to Know Your Board

Welcome to the “Get to Know Your Board” section of the monthly newsletter. Each month, we interview and feature a board member to help you get to know them better. This month, we sat down with Laura Belt Ponomarev of The 58-64 40th Street Corp. Let’s read what Laura had to share.


With President Trump’s signed Bipartisan Budget Act of 2018, the Energy Efficient Commercial Buildings Tax Deduction (Section 179D) has been extended through 2017. This one-year renewal will allow building owners who invested in upgrades to their property’s envelope, HVAC, and lighting in 2017 that reduced the building’s energy consumption to take the full $1.80 per square foot deduction or a partial deduction of $.60 per square foot for upgrades to individual building systems. BOMA International President Henry Chamberlain spoke on behalf of BOMA International during a hearing before the U.S. House of Representatives Ways and Means Subcommittee on Tax Policy, explaining the importance of 179D as the sole federal energy efficiency incentive for commercial buildings

Earlier last month, the “ADA Education and Reform Act” of 2017 passed in the House of Representatives with bi-partisan support. BOMA successfully achieved this victory in combatting so-called “drive-by” lawsuits. These lawsuits often result in quick financial settlements rather than remedy the alleged infraction of the ADA Act (Americans with Disabilities Act) or to increase accessibility.  

Lastly, to help BOMA International continue its success in the future, we ask that our Principal and Additional Members fill out this membership survey The information gained from this survey is crucial to moving forward with BOMA’s strategic long-range planning and will benefit BOMA local associations greatly.

BOMA New York is pleased to announce we are now accepting nominations for the 2019 Pinnacle Awards. To compete in the Pinnacle Awards, the owner or management company of the nominated building must be a BOMA New York member in good standing. All individuals competing for the Outstanding Local Member or Manager of the Year award must be a BOMA New York member of record in good standing.

In Case You Missed It

We’d like to thank the ThyssenKrupp team for hosting BOMA New York’s first off-site Brunch & Learn from 84 stories high at the One World Trade Center. Attending members listened to the intriguing history of the World Trade Center site and got to tour the building’s future elevators and building technology.

We hosted a seminar last month on repositioning yesterday's buildings for today’s changing workforce. Kevin T. Hoey, Director of Operations at L&L Holding Company moderated panelists Rachel Michelin, Senior Associate of Thornton Tomasetti; Brendan Weiden, Partner of JB&B; Charles Rizzo, Partner of The Rizzo Group and Cas Stachelberg, Partner of Higgins Quasebarth & Partners.

Last month’s Lunch & Learn on adding value for your clients through the right municipal filing strategy was a hit! Speakers from Milrose Companies, Ryan Benz, Director of Account Management and Elliot Chiger, Senior Account Manager discussed the various types of filings in New York City, why it’s important to have a filing strategy and the relationship between the filing process and a building’s Certificate of Occupancy.


Our annual Cigar Night was another successful event with over 145 attendees at Rossini’s Restaurant. It was a night full of good food, drinks, cigars and music. This night is a favorite for our members and we hope everyone enjoyed their night.
