Dear BOMA New York Members,

 

As August comes to close and September approaches, our annual membership event is upon us. This year, our annual event will take place on Wednesday, September 13th from 5:30 p.m. to 8:30 p.m., at 230 Fifth Avenue in New York City.

YOU, our members at BOMA New York, are the driving force of our organization and we can’t have this event without you. Join us for an evening of cocktails, great food and camaraderie. Let’s celebrate together! All members should register by Friday, September 8th.

I would like to thank our Allied and Professional Members for hosting this event. I look forward to seeing all of you on the rooftop!

Furthermore, if you know a colleague or a friend that has been thinking about joining BOMA New York, this is the time for them to join. HURRICANE HARVEY – AMERICAN RED CROSS SEEKING DONATIONS TO HELP THE THOUSANDS OF PEOPLE IMPACTED BY THIS DISASTER

BOMA International & BOMA New York extend their thoughts and prayers to the people impacted by Hurricane Harvey. We request our members to help by donating to the American Red Cross. Please consider donating by visiting www.redcross.org, calling 1-800-RED CROSS, or texting the word HARVEY to 90999 to make a $10 donation. Donations will help the American Red Cross provide safe shelter and comfort for the hundreds of thousands of people impacted by this disaster.

This month, BOMA New York is kicking off its 15 for 12 membership drive. The initiative offers new members 15 months of BOMA New York and BOMA International membership for the discounted rate of one year’s membership. The purpose of this initiative is to increase the number of new BOMA members in the Greater New York City area.

We recently received several complaints that new buildings were receiving violations for not filing Energy Efficiency Reports pursuant to Local Law 87. The law, which requires energy efficiency audits and retro-commissioning every ten years, exempts new buildings and substantial renovations for their first decade from filing these Reports. We, in tandem with the New York Energy Consumers Council and the Real Estate Board of New York, filed a request with the Department of Buildings to review and clarify their enforcement practices.

On Thursday, September 21, 2017, from 11:30-1 p.m., BOMA New York will host its first fall 2017 Lunch and Learn event. Guest speaker Tom McCaughn, the North American business manager for Eaton Power Quality, will deliver a presentation on power factor correction and its application to Con Edison customers. McCaughn will briefly explain what power factor is and discuss how it can affect the capacity and efficiency of a building’s electrical system. We hope to see you there!

Join us on Wednesday, September 27th, 2017, from 8-10:00 a.m. for our September Seminar. This month, we’ll be joined by Joseph Evangelista, director of corporate development at Croker Fire Drill; Patrick Timlin, senior vice president for U.S. security and life safety for Brookfield Office Properties; and Walter F. Ulmer III, president of Remlu Risk Management, LLC. Our speakers will provide insights, techniques and realistic training methodologies to assist in engaging and training building staff. The seminar will take place at Club 101, 101 Park Avenue, New York City. The deadline to register is September 25th.

Managing risk on construction projects is important for all project owners.  This includes both developers and companies building for their own use, because capital projects are a significant part of every major company’s budget, whether the company is building a factory, processing plant or data center, expanding its corporate campus or merely replacing major systems in existing buildings. Our workshop on October 19th identifies four primary risk areas on construction projects and examines how owners can minimize these risks to achieve a successful project.  The workshop will address the following topics and provide specific advice for managing construction risks:

-Risk No. 2 – Defects, Failures and Nonconformities

This year, BOMA New York is thrilled to celebrate its 50th anniversary on Tuesday, October 24th, 2017. We are excited to announce that as a symbol of our legacy and impact on the city, the top of the Empire State Building will be illuminated in “BOMA blue” that evening.

Odds are, your building is in a Business Improvement District (BID), a not-for-profit set up by the city and run by boards made up of building owners and other neighborhood merchants and residents, to provide a wide range of services to New York neighborhoods.
