Get to Know Your Board

Welcome to the “Get to Know Your Board” section of the monthly newsletter. Each month, we interview and feature a different board member to help you get to know them better. Last month, we interviewed BOMA New York Secretary Matt Duthie. This week, we have a surprise! We sat down with BOMA New York Executive Director Roberta M. McGowan, but you probably know her as Bobbi.

Tower Performance, Inc.

This month, BOMA New York is kicking off its 15 for 12 membership drive. The initiative offers new members 15 months of BOMA New York and BOMA International membership for the discounted rate of one year’s membership. The purpose of this initiative is to increase the number of new BOMA members in the Greater New York City area.

We recently received several complaints that new buildings were receiving violations for not filing Energy Efficiency Reports pursuant to Local Law 87. The law, which requires energy efficiency audits and retro-commissioning every ten years, exempts new buildings and substantial renovations for their first decade from filing these Reports. We, in tandem with the New York Energy Consumers Council and the Real Estate Board of New York, filed a request with the Department of Buildings to review and clarify their enforcement practices.

Managing risk on construction projects is important for all project owners.  This includes both developers and companies building for their own use, because capital projects are a significant part of every major company’s budget, whether the company is building a factory, processing plant or data center, expanding its corporate campus or merely replacing major systems in existing buildings. Our workshop on October 19th identifies four primary risk areas on construction projects and examines how owners can minimize these risks to achieve a successful project.  The workshop will address the following topics and provide specific advice for managing construction risks:

-Successful construction projects
-Construction project relationships, delivery formats and contract structures
-Risk No. 1 – Cost Overruns
-Risk No. 2 – Defects, Failures and Nonconformities
-Risk No. 3 – Differing Site Conditions
-Risk No. 4 – Delay

Odds are, your building is in a Business Improvement District (BID), a not-for-profit set up by the city and run by boards made up of building owners and other neighborhood merchants and residents, to provide a wide range of services to New York neighborhoods. Those services include beautification and street cleaning, advocacy work, capital improvements and hosting events. On November 2nd, at Club 101 from 8:00 – 10:00 a.m., we are hosting an event to allow BOMA/NY members and several BID leaders from midtown and downtown Manhattan to get to know each other better and to discuss how they can work together.

Did you know that the third quarter deadline to submit your building or portfolio to the BOMA 360 Performance Program is just two weeks away? Earning the prestigious BOMA 360 label demonstrates that a building is outperforming the competition across all areas of operations and management, which translates into measurable savings and operational efficiencies, higher tenant satisfaction scores and retention rates, higher rental rates and a distinct advantage in competing for new tenants. For building owners and managers who want to help their properties stand out from the crowd, there is no clearer mark of excellence than achieving the BOMA 360 designation.

Isn't it time your building or portfolio enjoyed the benefits of the BOMA 360 designation? Act now: The September 8 deadline to submit buildings for consideration for the third quarter class of BOMA 360 designees is fast approaching. BOMA 360 applications are accepted daily and designations are conferred quarterly.
